Why is Coldwell Banker Global Luxury® introducing new price thresholds? To provide current thresholds that reflect market shifts.

How do I find the listing price threshold for an area? Use the Coldwell Banker Global Luxury listing price threshold tool located on Desk under Marketing > Global Luxury and enter in the applicable zip code.

How is the listing price threshold determined? The Coldwell Banker Global Luxury (CBGL) team examined MLS-sourced data from over 28,000 zip codes to assign each zip code a listing price threshold. They began by identifying the top 10 percent residential sales price minimum for each zip code. These suggested thresholds were then reviewed by the CBGL team to adjust for any additional market nuances to ensure each market was assigned the appropriate threshold.

What criteria is used to determine if my listing meets Coldwell Banker Global Luxury property standards? The Coldwell Banker Global Luxury program listing price should reflect exceptional, exclusive properties in each market. Thus, the CBGL team reserves the right to adjust listing price thresholds at any time to ensure the quality of the listings that qualify are maintained.

In addition to price, Coldwell Banker Global Luxury-caliber properties should be of exceptional quality and style, reflecting the prestigious image of this exclusive program. We also consider the property’s architectural features, uniqueness, amenities to support a luxury lifestyle and desirable location. If a residential property meets the listing price threshold but not the appearance requirements, it should not be marketed using the CBGL program name.

How can my listing be featured on the Coldwell Banker Global Luxury (coldwellbankerluxury.com) website? Listing must meet all CBGL requirements, which includes meeting or exceeding the specified listing price threshold in the zip code in which it is listed and includes six or more images or a video. There are also additional business rule guidelines for each listing that must be met for the listing to appear on the site.

How will the listing price thresholds and Coldwell Banker Global Luxury standards be implemented and enforced? The Coldwell Banker® brand will rely largely on company leaders to monitor and enforce all thresholds, appearance standards and policies. In addition, thresholds will be implemented and enforced through activities such as:

  • Filtering properties that do not meet the thresholds of the Coldwell Banker Global Luxury websites and partner websites.
  • Performing periodic reviews of marketing and signage orders from approved vendors to verify the materials being ordered meet the thresholds.
  • Reviewing advertising materials, websites and/or local market advertising.
